REAL PROPERTY

Residential Lease:
This document provides a plainly worded but thorough agreement between a landlord and tenant for rental of a specific location. Texas Statutes govern much of the relationship between landlord and tenant, with costly remedy for violation by either party. The lease provided sets forth the standard provisions and incorporates the most recent State requirements. It generally treats each party fairly, with the goal of avoiding misunderstanding and dispute by stating plainly the rights and responsibilities of each party.

Residential Lease with Option to Purchase:
This document provides the terms of a residential lease, with additional provisions for purchase at the option of the Tenant. Purchase price can be stated in the lease, or based upon a first right of refusal should the Landlord desire to sell the property.

Power of Attorney for Sale of House:
This document is a complete power of attorney which is used to give a specific person the power to act for the owner to sell and convey a particular piece of property. Additional properties can be included in the same document.

Texas Warranty Deed:
This document conveys all ownership, right and interest to a buyer. The seller warranties the property is free and clear of all debts and liens. This document assumes that the buyer will pay the purchase price in cash at the time of sale. The document complies with the form suggested by the Texas Legislature for a general warranty deed.

Hunting and/or Fishing Lease/License:
This document authorizes sportsmen to hunt/fish upon land which belongs to another. Liability for injury is assumed by the lessee, and compliance with State Parks and Wildlife regulations are required.
